Take Good Care of Your Concrete Tile Roof

If you are a relatively new homeowner or just new to the area, it is important you educate yourself on the common issues that can arise within your home so that you can properly take care of them and avoid damage caused by neglect. One area of your home you need to make sure is properly maintained is your roof. Most roofs in our area are made of a ceramic tile. Ceramic tile roofs offer some nice benefits among them being the longevity of the roof but the roof can’t do it’s primary job if you don’t take good care of it.

Take a little time to understand the way your roof protects your home. The tiles on your roof are there to protect the roof felt and do little to repel water from your home. The roof felt is coated with a substance that repels water and is the primary barrier that keeps water out of your home. The barrier on the roof felt is easily broken down by regular exposure to ultraviolet rays and relies on the protection of your roof tiles to keep it functioning well.

While a damaged or missing roof tile likely is unlikely to cause an immediate leak, they should be repaired or replaced as soon as possible before the sun begins to break down the roof felt rendering the water repelling surface useless. Annual inspections of your roof will help you prolong its life. Another common part of your roof to cause issues is the flashing around any roof penetrations. This flashing is also broken down by sun exposure and will need to be refreshed periodically to keep it functioning.

When making repairs to your roof, don’t be tempted to use your handyman or do the work yourself. A licensed roofing contractor may cost slightly more but will save you money in the long run by eliminating repairs from damage cost by a leaking roof. Regular maintenance is part of the cost of owning a home and should be factored into your annual budget so that you can plan for it. Avoiding regular maintenance can cost you way more than spending the necessary money to take care of your home so factor maintenance into your budget before you buy a home and if there isn’t enough left for maintenance, consider purchasing a less expensive home that will free up the money you need to take care of your home carefully.

Small and 'Micro' Home Gardening

Gardening may be fun, but can't I get the same quality and chemical-free vegetables and herbs in the organic section of my local grocery store?  You might think so, watch this eye-opening video about the difference between so-called 'organic' grocery store produce and produce available from a local farmer's market (which would in essence be what you would be growing in your own home garden.)

WHEN Should I Start?

It's almost June, is it too late to get started?  Absolutely not!  A really great resource about when to plant particular plants can be found here in the Farmer's Almanac. If you're considering an indoor micro garden you can pretty much get going any time of year.

HOW to Get Started Outdoor Gardening

If you're planning a small outdoor garden there are several key elements that you want to keep in mind.

First, and probably most important is deciding where to locate your garden so that it gets the proper amount of sunlight for the types of plants you're looking to grow.  Here are some helpful ideas on site selection. 
Location also will be impacted by how you plan to water your garden, as well as drainage. This online garden planning tool that can help you with both of those.

Second, decide what types of plants grow well in your geographic region or climate. Check with as many local plant and gardening stores as you can. They will know first-hand what will and will not grow well.

Third, plan on how you will irrigate your garden: by hand, drip hose, or sprinkler. There are many great options for available for drip irrigation systems.

Fourth, do you need to account for deer or other wildlife that may enjoy your garden's bounty as much as you plan on enjoying it? Deer-proof your garden with this list of 20 ways to keep deer away


Getting a 'Micro' Garden Started

If you want to start out small, micro-gardening is a great way to do just that. Lots of folks who like to do their own 'juicing' utilize indoor micro-gardening to grow all the ingredients that will go into their juicer.  To get started, here is a list of seven great plants that you can grow in a very small amount of space.

True or False: Housing Quiz

Every time you turn around, it seems like something else is costing you money and most of the time, it’s true. In most cases in life, you get what you pay for but here are some tips so you don’t waste extra money on things that aren’t worth it.

  • True: Be careful when updating your home not to go too trendy. Styles come and go (ask anyone that bought shag carpeting in the 70’s) and you may be stuck with a trend much longer than you planned because who wants to update their home every few years. Stick with classics for major expenses and try adding statement pieces to your home that are easily (and inexpensively) changed. Updated paint is a great way to make a change and not feel like you have to stick with it too long.
  • False: Lower your mower’s blade to increase the amount of time before you have to cut the grass again. This is definitely a case of less causing problems. Grass has a sweet spot. Too short and it will die from the heat and be more prone weeds so raise the blade if you want your lawn to flourish.
  • False: Turning off your AC when you aren’t home will save you money. The constant demand on your AC when you come home in the summer and it’s 90 degrees in the house can put too much demand on your unit decreasing its life span. Instead, install a programmable thermostat that will adjust the temperature automatically during the times you are most frequently away. Raising the temperature to a slightly higher level than when you are there is a more manageable solution. When trying to determine the temperature that is appropriate, select a temperature no more than 10 degrees from your regular setting.
  • True: Taking the DIY approach to home improvements may cost you money in the long run. If you are doing repairs that require a permit, hire a professional. When you get ready to sell your home, if you didn’t have a permit for some updates, the buyer may choose to walk away or demand repairs be made to bring the items up to code. It’s a lot harder to make changes later than to do it right the first time. 

Don’t let these simple things cost you money they don’t have to. Small investments up front can save you thousands down the road.
