Real Estate is Heating Up in Las Vegas!

Knowing and using these 7 essential, yet simple steps is crucial to achieving the best deal possible - whether you decide to sell your home yourself or hire a professional real estate agent to help you.

Take a look at the seven-step system I have outlined in this blog. Then, if this new approach to marketing your home makes sense and you want to learn more, I'll show you how to skillfully and specifically apply each of these critical steps to get your home sold for the most money in the shortest amount of time!

Step 1 - Understanding the "Total Market" concept of positioning your home to attract the greatest number of buyers.

Step 2 - Using the "Total Market" concept allows you more accurately set an appropriate listing price for your home.

Step 3 - Pricing Your Home to Appear "lower than" market value, yet actually asking for "more than" market value, This one crucial step will get buyers and agents flocking to your door!


Step 4 - Properly advertise and market your home by embracing and using new technologies. This includes the proper use of websites such as Zillow and Facebook.

Step 5 - "Detailing" your home for sale. Your goal is to set your home apart from every other home on the market - instantly attracting buyers to your home.

Step 6 -  Learn how to qualify buyers and negotiate offers. Since we are talking about your money here, the risks of not knowing how to properly qualify and negotiate are too great to ignore or leave to chance!

Step 7 - Understanding and /or  helping the buyer obtain financing, removing contingencies, and closing the sale. You need a strategy to avoid and eliminate potential problems in escrow, which can undermine your sale and create liability on your part.

The better you understand and systematically apply these seven steps, the better the results you will get. Better results means more money, in less time,  and with the least amount of hassle possible, and ultimately, isn't this what you want?

Summerlin Homes For Sale!

In this week's blog, I am sharing the Search of The Month and some information on the master planned community of Summerlin. Summerlin is an award-winning Master-Planned development in Clark County, Nevada and offers a living experience unique in the world. Summerlin occupies 22,500 acres of the Mojave Desert and is situated in the doorway of the Red Rock National Conservation Area. It is 18 miles from the Las Vegas Strip, and features convenience to shopping, golfing, dining and other recreation and cultural amenities.

The area was originally purchased by Howard Hughes in the 1950s, through a number of land exchanges with the BLM in order to protect sensitive sites. It has become a haven of natural environment-friendly living adjoining buffer-zone land protecting Red Rock Canyon in the National Stewardship program.

These exchanges resulted in the creation of a 1,200-acre Clark County trails park, including a 13-mile scenic drive, miles of hiking trails, rock climbing, horseback riding, mountain biking, road biking, picnic areas, nature observing and visitor center in and around Red Rock Canyon Conservation Area, available for residents and public alike.

The highly sought-after Summerlin master planned community is within the city of Las Vegas and unincorporated Clark County. It is the largest master-planned community in the Las Vegas Valley, ranked #6 nationally, and in 2014 was named by Money magazine as one of America’s “Best Places to Live”.

The Summerlin community contains residential, commercial, recreational, educational, medical, and cultural developments, as well as open areas including hiking and biking trails. Since the 1980s the community has been carefully developed and currently contains a dozen-plus medical and cultural facilities, houses of worship, shopping centers and business parks; it has 26 public and private schools, ready access to 5 universities; it also has 9 golf courses, two of which are Nevada’s only Tournament Players Clubs. It has three resort hotels and world-class recreational facilities. The population is currently approximately 100,000, up from 59,000 in 2000.

The development of the Summerlin community is on-going with nineteen of thirty-one planned community areas either completed or near completion, and is divided into three areas, North, South and West, surrounding Summerlin Centre, the core urban and downtown area. Each division is managed by Master Associations and Homeowners’ associations. It also contains two age-restricted communities, Sun City and Sienna, which have their own associations. It offers fine and varied architectural styles in condos, townhomes and luxury homes.

Summerlin contains 150 miles of award winning trails connecting all the subdivisions of the development, as well as 150 neighborhood parks with community centers, swimming pools and cultural areas. Life in Summerlin embodies high desert living at its best, and imparts the feeling of perpetual vacation in one of the country’s most beautiful environmentally friendly locations. Summerlin is definitely a world unto itself, but with convenient access to all that Las Vegas has to offer.

Travel Doesn't Have to Hurt Oral Health!

With the "Holiday Weekends" and Summer season upon us, we reached out to our family dentist for some suggestions on how to make sure we keep up our dental hygiene while traveling. Since Taylor just got her braces off, we wanted to make sure we protected that investment! Following is the ideas that Dr. Polley and his office sent, and I thought they would be great to share with you.

Ah, Holiday Weekends and Summer Vacation. With the kids out of school and the roads clear, these are the best times to get out of town. Whether you decide to take a plane or hit the road in your family-mobile, travel is a great experience for your family.But it can also be bad for your oral health. Here are some tips to help you keep your teeth and gums healthy when you travel.

Get a Checkup before You Go

Regular dental checkups give us the opportunity to identify dental problems before you notice them. This not only keeps your dental costs down, it can help avoid unpleasant symptoms of dental disease, like a foul taste in your mouth, broken teeth, or discomfort. If you’re overdue for a checkup, make sure you schedule one before you go on a trip. That way, you won’t experience any ill effects while traveling. You don’t want to spend your vacation in pain--or in a dentist’s waiting room!

​Bring All the Tools You Need

When you’re packing, don’t forget to include all the tools you need to keep your teeth clean on your vacation, including toothbrushes, toothpaste, and, yes, dental floss. Just because you’re taking a vacation from home doesn’t mean you can take a vacation from flossing. You know that oral bacteria aren’t going to be taking a break! Travel size packages for everything and covers for toothbrushes make it easy to pack everything without taking up a lot of space. Just remember to air out your toothbrushes every day--that helps keep them clean.





Make Time for Tooth brushing

As we said, you can’t take a vacation from oral care. Just bringing along the tools doesn’t help if you’re not making time to care for your teeth. Make tooth brushing a priority before everyone settles in for bed at night. If kids fall asleep because of all the exhausting full days, they can maybe skip once in awhile, but don’t let it happen too often! ​Mom and Dad, this goes for you, too! Even if you were out a little later than usual, try to get your teeth brushed and flossed every night before bed.



​Don’t Eat with Abandon

The biggest danger to your oral health is probably the way our diets change when we go on vacation. When we travel, we’re more likely to eat more sweets and spend more time sipping from acidic and sugary drinks. This is especially a problem on road trips, where a cola might seem like the perfect pick-me-up on those endless afternoons on the highway. You can protect your teeth by choosing water and other less acidic options. If you need a caffeine bump on the road, get a cup of coffee or tea--without sugar. And remember to take adequate breaks and pass over the wheel sometimes--a car accident won’t do anything good for your teeth!

Now that you’ve done the work of taking care of your teeth while traveling, it’s time to reap the reward! Show off those pearly whites in your pictures so that everyone will be jealous of your vacation--and your smile!

Betsy Fretwell is a name that you may not recognize, but her mark on the City of Las Vegas is undeniable! This is especially true in the redevelopment that has taken place in the Downtown Las Vegas Corridor. Ms. Fretwell is the long-time City Manager for Las Vegas, and has announced she will be departing for a new position in the private sector. This week's blog is just my way of saying "Thank you" for the work she has done-sometimes literally underground- as it often goes unnoticed by the general public.


When you think about some of the amazing projects that have come to fruition during her tenure, it is an impressive list to be sure. The World Market Center, Fremont East, The Mob and Neon Museum's, The Lee Ruvo Center, the new City Hall Building, and The Smith Center for the Performing Arts, are just a sampling. Just imagine the hours of planning, meetings, organizing and reorganizing that had to take place to make certain that the resources, infrastructure and budgets were  available  to take these landmarks from "vision" to "reality". Mind blowing right? Yet in the middle of all that, and the "Great Recession", Betsy helped manage these, and countless other projects, to not only help our city to rebound, but to be recognized as a "Model City" in the areas of Energy Management and Water Conservation.

Although not a politician, you can't be the City Manager without knowing your way around politics! Politicians come and go, and so do the policies and priorities of their respective administrations. The City Manager has to be able to make all of these resources and monies "work for the citizens" of their community, as well as the elected officials. In this effort, I for one believe that Betsy has been a great asset to the citizens of Las Vegas, and she is deserving of our highest levels of admiration and respect. Please join me in recognizing and thanking her for her dedication to our great city!

Home Improvements Add Value!

​​Nothing is more motivating to me as a REALTOR, than to hear great stories of really positive impact from past clients. In this weeks update, I am going to share a great success for our clients "Jesse and Ruthan".

When Michael first started working with Jesse back in 2010, the market was still "bouncing" along the bottom. The market had turned from the free fall of prices caused by the mortgage crisis, but the recovery was in its infancy, lending rules had tightened and appraisals were still hit and miss due to nervous lenders. Despite this, Jesse was a well qualified buyer and was able to able close on his house in August of that same year. The home was in good shape, but had not been updated by the previous owner. To turn it in to their dream home, a series of projects would take place over the next several years with Jesse, and his long time girlfriend, Ruthan (they now own the property together), doing much of the design, planning and work on their own. Beyond clean-up and paint, their list of projects included new landscaping, installation of a pool and custom deck, an outdoor kitchen, an outdoor lighting scheme and a garage / storage area remodel.

​Larger projects are a slightly different story and Jesse and Ruthan realized that hiring a professional for their kitchen remodel would be a wise investment. According to a recent study by HGTV, they confirmed that kitchen remodels and bathroom remodels continue to deliver the best return on investments for homeowners when it comes time to resell. Now this was not our clients goal as "we'll be here forever because we love this house" is their motto, but an update to the kitchen would also create a more open and functional space.

Their remodel included taking out dated cabinets and a wall to open the space to the dining area. They expanded the counter surface allowing more room for preparation as well as serving their guests. Avid cooks, Ruthan added a pot filling faucet over the stove top for easy access to water when cooking. They also updated the ceiling fans, replaced the lighting scheme and raised the kitchen ceiling height. The finished product is a truly incredible space that allowed them to enhance the functionality, while creating a truly beautiful space in the home.

​Now, one kitchen remodel is a big plus, but adding an outdoor kitchen makes it even better! Entertaining family and friends is one of their favorite ways to spend time. Their backyard had plenty of room for their vision, and again, being true self starters they worked with family to build a great outdoor entertainment space. It includes a gourmet grill, refrigerator, bar stool seating, a sink, covered trellis and enough counter space to entertain around 20 guests.

The payoff? Well saying that our clients are thrilled with their space is heartwarming, buy we also estimate that with the improvements they have made, along with the market improvements over the last few years, their home could realistically list for approximately $125-150,000 over what they paid for it back in 2010, and this is truly wonderful news for them!

As a husband, nothing makes me prouder than to be able to share positive news about Heidi. Please forgive this bit of "horn tooting", but she just continues to make us proud!- Michael

As a REALTOR(R) in Las Vegas, it is exciting when you are recognized by your peers for your work and professionalism, so I am honored and humbled to share that Heidi Winston has been named as one of the Top 25 Women in Real Estate by the  Women's Council of REALTOR's, Las Vegas​.  Heidi is passionate about working with her clients and has been a real estate agent since moving to Las Vegas in 2002. She initially worked on a team as a marketing representative and buyer’s agent. She quickly progressed to managing listings as well, and in that same year struck out on her own. Heidi is a career RE/MAX Agent, and has earned their Lifetime Achievement Award.  Heidi holds the Real Estate designations of REALTOR, ABR, CDPE, CLHMS, CRS, GRI, RRG, and SRES. Spring Is Here!- Time To Get Organized

Custom Bookshelves​​SPRING IS HERE!  There are so many things to look forward to in spring!  Baseball, flowers blooming, BBQs on the patio and Spring Cleaning.  Wait, “Spring Cleaning!” who looks forward to spring cleaning??  Well, just think how much easier spring cleaning would be if your life was organized?  One of the easiest way to organize your life is with a custom closet system.  A bonus to getting custom closets, is that it forces you to de-clutter.  Here are a few ways to conquer your clutter without getting overwhelmed and make sure next season will be filled with doing more of the things you really want to do.


Custom Closet


We all know there are items in our closet we haven’t worn in years, so get rid of it!   Ease the pain by not trying to do everything at once.  Do shoes one day, long sleeve shirts another day, pants and so forth.  Create 3 piles: Trash, Giveaway/Sell and Storage.  If you haven’t worn it for the past 2 seasons, get rid of it!  Use the closet as an area for your clothes, it’s not a storage room.







Having the right closet organizer will help you get and stay organized.  When meeting with a KNOWLEDGABLE designer, they will measure your space, take an inventory of what you have and discuss any extras you may need/want.  If you have space in your closet, it’s great to get built in drawers.  Avoiding the trek back and forth from your closet to your bedroom to get ready will help get you where you need to be ON TIME.  There are also other great options and accessories to help make the most out of the space: Built in Hampers, Tie and Belt racks, jewelry trays, etc.  If you have a 10’ tall closet, you can utilize the height with pull downs.  Your designer will personalize it to fit your needs.




Just because you have an AMAZING custom closet organizer doesn’t mean the work ends here!  Dump the wire/plastic/wood hangars and upgrade to huggable hangars!  They are better for your clothing and take up less space.  Group like with like: Place all the pants together, shirts, dresses, etc.  You will probably even find yourself purging more of what you don’t wear once it’s all organized in the closet. After all, who wouldn’t want to go on a shopping spree?! 

I hope this gives you a kick start into enjoying your spring cleaning instead of dreading it!

Can it be election time already?

Is it possible that that it is election season again already? Several local races are taking place in Southern Nevada this Spring and early voting is in full swing for the primaries. Due to term limits Henderson Mayor Andy Hafen is no longer eligible to run, and seven candidates are currently on the ballot. In Las Vegas, three of cities six wards are up as well as three municipal judge seats. Let's agree that these are not the most exciting races when compared to the national election cycles, however, in many cases, they are more impactful on our day to day to lives, so, while this is not a political blog please take some time to investigate the candidates. Get to know what commitments they are making and get out vote. NOTE- Many of these races may be decided in the primaries if any candidate is unopposed, or if they receive 50% plus one, they will be declared the winner.

The Las Vegas Purple Stride event takes place this Saturday at The Green at Town Square. The event is an awareness and fundraiser for Pancreatic Cancer and includes a 1 Mile and a 5K route which can be either timed or un-timed. The event kicks off at 7:30, and wraps at 12:00. Lastly this week, my family and I want to express our deepest sympathies for those impacted by the events in London this week. We watched the reports unfold and had to have another hard conversation with our young daughter about how not everyone in this world wants to get along with others. We reminded her that while there are bad people in the world, we believe that there is more, good than evil and you sometimes have to look beyond the headlines to see it. You see, we were on that very bridge visiting London just three months ago, so the images and memories are still fresh in our hearts and minds. We are saddened by the tragedy, but not deterred in our belief in humanity and that travel, discovery and curiosity are the means to a better world for all of us.

It's March- Bring On The Madness!!

Like it, love it, or hate it, March Madness means the NCAA Basketball Tournament is in full swing, and the college sports crowds are in full effect. Watching your "brackets", cheering for an amazing upset, and hoping your team ends up in the Final Four are all activities that have become common place this time of year. Downtown Summerlin kicks off events this year at the Tip-Off Tailgate taking place from 2:00 PM to 10:00 PM today. The event includes a  Meet & Greet with UNLV college basketball legends Larry Johnson, Moses Scurry and Anderson Hunt. KLUC's Chet Buchanan will be hosting a Shoot-Out contest, and you can see performances from the UNLV Rebel Girls and UNLV Cheer Squads. The events are free to the general public, but Dave & Busters are offering VIP Tickets for $50.00.

​Tomorrow is St. Patrick's Day, and it's seems the whole world is just a "wee bit Irish" on this day, and there are plenty of places to celebrate! The Linq Promenade is hosting a parade and Green Beer festival starting at Noon. The Fremont Street Experience will have live music and dancing starting at Noon as well. If you are looking for a more "family friendly experience", head down to the Mezzanine at the New York-New York hotel for the Las Vegas Pipe Band Parade. Parking for the first hour was still free as I write this, so get in, see the show and move on before the $10.00 party admission (21+ Only) kicks off. 

In other types of March madness, the Nevada DOT is suggesting you get the WAZE traffic sharing app for your smartphone. Next week the "Big Squeeze" kicks off, and this means additional time added to your commute along the US 95 corridor. Starting around 9:00 PM on Monday the 20th, the US 95 will be reduced to 2 lanes, in BOTH directions between Rancho and the Spaghetti Bowl. The NDOT teams are installing and asking all drivers to use what is known as a "Zipper Merge" where us commuters move to the front of the lane, then take turns merging in to the continuing lane. Studies show that this is the most efficient way to keep traffic moving, AND most importantly, keep us and the fine folks working on the highways safe. So let's all do our part. Secure your phone and use the hands free features, slow down, and be thoughtful to those needing to merge over.

Las Vegas Home Prices February 2017

​For the monthly statistics update, I look back at the Greater Las Vegas Association of Realtor's (GLVAR) statistics for the “year-over-year” monthly changes. In this post,  I will be sharing the closed sales data and statistics for February 2017, and comparing that against the results from February of 2016.

Note that the Las Vegas market has many market segments within itself. This could be geographical, i.e. Summerlin vs. Green Valley, or by property type such as "single family home" vs. "condominium". To help give a more specific view of the market, I am sharing data on a larger segment, and then paring that down with a couple of distinguishing characteristics. This should allow you to gain a better understanding of how the market for your property, or a property you are considering for a purchase, is behaving.

The first data set is for “ALL single-family homes” in Clark County, and this will be regardless of the community, or size of the home. The second segment will also be for single-family homes, but the home must be larger than 2,500 square feet, and have a minimum of three bedrooms.
