Make Your Yard Low-Maintenance

With the weather warming up, you may be thinking about ways to spruce up your yard so it looks its best. We all want our yards to look good but most of us don’t want to spend every weekend taking care of it. By carefully selecting the right plants for your yard, you can create a low maintenance landscape that looks beautiful year after year without you spending day after day taking care of it. Here are some ways to make your yard more low maintenance.

  • Pick the right grass to meet your needs. Picking grass seed can be hard if you don’t know much about it but it doesn’t have to be. Head to your local hardware store and tell them what your goals are and they will suggest the right grass seed to meet your needs.
  • Plant some evergreen bushes that will add color to your yard and continue to grow each year. Look for slow growing varieties if you don’t want to prune constantly.
  • Select perennials for your flowers if you want them to come back each year. Black-eyed susans withstand heat and drought well so they will still prosper in a drier climate. Many plants are drought resistant and still look very nice.
  • Select ornamental grasses for some areas. These can reduce the amount of grass you have to mow while looking great.
  • Plant some trees that thrive in your climate. When selecting ones to plant, pick the largest you can afford as many trees are very slow growing so you may not own the house long enough to enjoy the tree.
  • Mulch can also reduce the amount of grass you have to grow while helping your plants stay moist and healthy and will help keep the weeds away. Stick with natural mulches instead of synthetic materials.

If you are planning to sell your home one day, anything you do to your yard can be a benefit. Don’t go crazy if you aren’t going to maintain it. Instead make a few changes at a time so you can learn to manage everything without getting overwhelmed.

Las Vegas Housing Market

The Las Vegas real estate market is on fire and this can greatly benefit you if you are considering selling your home. Current inventory levels only provide a 1.5 month supply of home inventory. That is not a lot.

For reference, when average selling times take more than six months to sell, it is considered a buyer’s market; less than six months to sell is considered a seller’s market and around six months is considered a balanced market. So what does 1.5 months mean? This is a VERY strong seller’s market, which means if you have been thinking about selling your home, don’t wait any longer.

Buyers are aggressively searching for homes and quickly grabbing many homes that come on the market. We are also seeing many situations with multiple offers that frequently increase the price you sell your home for. The quick sale of many properties is causing homes to appreciate, which can be a great benefit to you.

Landscaping On Any Budget

Where To Start?!?

Probably the best place to start, especially if you're on a budget, is deciding if you're going to work on just your front yard, just the back yard, or both?  It may make sense to consider just one of them this season and the other one next year. This approach might allow you to put more resources into each one resulting in a much more satisfying finished project.

First - Create a Plan!

It may (or may not...) sound like fun, but creating even just a simple drawing or layout of what you want to do, and where, can simplify matters greatly as well as help you outline an overall budget based on each design element.

If you have a sprinkler or rainwater collection system already installed be sure and take them into account as well in your overall layout plan.

Second - How Much to Spend?

"Start with the end in mind" as the saying goes.  Starting off knowing how much you want to spend in total can definitely help with both a written budget as well as your initial design/layout.  Of course this can change as you go forward, but it will definitely help apply some financial discipline to the overall project.

Third - Hiring a Contractor or "DIY"? ("Do It Yourself")

A 'contractor' can be as simple as one of the neighborhood kids coming by every week or so to mow the lawn once all the improvements have been completed all the way to a full blown landscape design/build company handling things from start to finish.

The two biggest issues here, of course, being time and money. With a sketched out design plan, and a written budget, ideas may come to light that you might not have considered before. You might now need to consider using a commercial contractor, or, you might realize that you actually can do more of the work yourself than you had originally thought.

Neighborhood Resources

Are you looking to easily connect with your Las Vegas neighbors, even the ones you don’t know over common interests related to your neighborhood? Nextdoor.com might be just the ticket!  The site helps you set up private, secure, password-protected online social media communities specific to just your neighborhood that facilitate communication among residents.

Yelp! has grown dramatically since its founding in 2004 and provides very quick and easy searches of local goods as well as services along with customer reviews.  No account setup is necessary to use the site. This is a great resource to check out restaurants at home as well as when you are traveling too!

Angie's List, the membership, fee-based site, actually has Toll Free customer service for its users.  All of their reviews are audited for accuracy as well as authenticity, which is something that Yelp! and several other "review" sites have been thought to suffer from a lack of.

ZipWho is a great way to see US Census Bureau information about your zip code area (or any zip code in the US) in a very easily readable format.

Community Safety

National Night Out began in 1984 and has since grown from 23 states to all 50 states with almost 38 million participants.  They have a great map on their website where you can search to see if your community or town currently participates. If your town hasn’t participated before, ask around and you will likely find someone you know that has participated in another community.

The Neighborhood Watch Program of the National Sheriff's Association also has a great search feature where you can find out if your neighborhood has a Watch Program as well as information on how to get one started. A great way to make a safer place to live is just to get to know your neighbors and talk to them regularly. This might help you get started with that.

It's certainly not the most comfortable topic, but information about how many and where convicted sex offenders live in your neighborhood can be critical to keeping your family safe.  Family Watchdog is a free service that can help you do just that.

Connecting with the neighbors you live near will provide a great sense of security in itself and allow you to turn your neighborhood into a community that you will want to live in for years to come.
