Spring Selling Season Blossoms Into Summer – What You Need to Know About the Housing Market

Good news, homebuyers and sellers! There’s plenty to smile about as the spring selling season, which saw an uptick in May home sales and a growth in inventory (representing the most units for sale since August 2016), transitions to the busiest real estate season of all: summer.

According to the RE/MAX National Housing Report, homes sold quickly in May – in an average of 47 days – making it the second-fastest May average in the 10 years of the report. Couple that with more homes for sale and moderating price increases, and it reveals a sign the market is operating more efficiently right now.

Some highlights from data in the most recent RE/MAX National Housing Report:

Home sales are up year-over-year, ending a 9-month streak of declines.

The average number of home sales is up 15.3% compared to April 2019 and up 0.4% year-over-year – marking the first year-over-year gain since July 2018. As mentioned, homes aren’t sitting on the market long, meaning sellers looking to make a quick move may experience faster results.

Price increases are beginning to moderate.

May’s median home price of $259,500 in the report’s 54 markets was up 3.4% year-over-year, representing the lowest May increase since 2011. Sellers are still enjoying some price gains with a double-digit increase in median sales price in Milwaukee at 14.2%, Boise, Idaho, at 13.6% and Albuquerque, New Mexico, at 10.2%. Moderating price increases and a growth in home sales are the best of both worlds for buyers and sellers. Buyers feel a bit of relief, while sellers walk away with equity.

Inventory continues to improve.

The number of homes for sale in May 2019 was up 4.5% from April 2019 and up 4.9% from May 2018. This sets a report record for the highest May growth. More homes on the market means buyers have a greater selection to choose from, which may ease some of the stiff competition and bidding wars that come with low inventory.

5 Ways to Surprise Dad with DIY Home Improvement Projects

For Father’s Day this year, get your dad something he’ll really appreciate – help tackling his home improvement to-do list. Here are a few suggestions:

1. Instead of a fancy shaving kit…

… trim the yard. But don’t stop at simply mowing the grass and weeding the beds – add some class with edging. Plastic, rubber and stone edging pieces are easy to install and a simple way to smarten up the yard.

2. Instead of another watch…

… rent a power washer from your local home improvement store and with just a few hours of work, you can return Dad’s home and driveway to its former glory. Be careful around windows, doors and screens, however, as the high-pressure flow could cause damage Dad won’t be thrilled about.

3. Instead of cologne or aftershave…

… take a look at his air conditioning system. You can clean or swap out the filter on your own. Leaving it too long can clog the system and cause the air conditioning to malfunction. Take a look at the pan under the unit. If there’s water in it, there might be a clog in the drain line that you can flush yourself. If the unit needs more help, schedule a pro for regular service and pick up the tab for Dad.

4. Instead of another tie…

… give him a nice space to unwind by cleaning, sanding and staining the deck. A good power wash will brighten the wood by blasting off a layer of grunge and a coat of stain will help seal out the elements and keep the wood intact.

5. Instead of barbecue tools…

… build him a fire pit. Get creative with gravel, stone and bricks and don’t forget to buy chocolate, marshmallows and graham crackers for the inaugural s’mores.

Honoring Dad: What He Really Wants on Father’s Day

Sunday’s the big day for honoring Dads, or anyone else who played a dad-like role in your life.

If you’re short of ideas how to celebrate Father’s Day, here are a few suggestions based on an informal survey of three dads:

  • Mow my lawn for me.
  • Take me out to a ball game.
  • Buy me a tie. (No, really.)
  • Lottery tickets.
  • No fighting. (This from a father of three boys under the age of 9)
  • Give me a hug, an unexpected one.
  • I grill, you clean up.
  • You cook, I watch golf.
  • Control of the remote control for the entire week.
  • A photo of us together.
  • A six-pack I don’t have to share.
  • A pass from housework for the rest of June.

There’s more, but you get the idea. Dads want love, care and just a little bit of recognition. Sort of like the rest of us.

How a Home Office Can Increase Appeal for Homebuyers

With housing inventory remaining tight in recent years, RE/MAX agents are diligent about keeping up with the trends to help clients buy and sell properties in this competitive market.

“Remote-friendly” workplaces are one of those rising trends. In fact, according to 2018 data from the U.S. Census, nearly 8 million people worked at home in 2017.

“In my experience, the home office is an integral part of the millennial homebuying criteria,” says Chris Krzemien with RE/MAX Experience in Fort Lauderdale, Florida.

If you think it might be time to get to work (pun intended) on sprucing up – or creating – that home-office space, here are some tips to help you get started:

  1. Designate a Dedicated Office Space

One of the pitfalls to working from home is distraction. It’s crucial to create an atmosphere that’s conducive to professionalism and creativity. If your home is big enough to accommodate an entire room dedicated solely to work, an office might be a draw for millennials envisioning their productive and comfortable work-from-home days. If not, it’s a great idea to establish a semi-private area in your home where a buyer could picture themselves using a computer, talking on the phone and keeping important documents stored.

  1. Seek the Sunshine

Employees working from home are saying “sayonara” to the cubicle! Rather than putting a home office desk in a corner, try moving it close to a window – a buyer might appreciate the chance to take in the scene during the workday (pro tip: Make sure your view and garden are in tip-top shape for prospective buyers!). And don’t forget lamps in case the shades need to be closed for glare.

  1. Get Comfortable – Stay Awhile!

Many office environments provide a creative space away from desks for employees to think and brainstorm. A home office should provide the same comfy area. Add a chair, coffee table and colorful throw, and the buyer might just choose to brainstorm the next big app there. Voila!

  1. Plant Your Next Move

Houseplants convey a happy and healthy home. When you’re in seller’s mode, you know that a good first impression is key for success. If your office has empty space, add a floor plant. If the space lacks color, pair the plant with a colorful container. You get the idea.

  1. Don’t Make It Personal

This one’s easy. You already know that buyers want to envision themselves in your home, so removing anything overly personal, like photos and kids’ artwork, goes a long way. The same advice applies to the home office. Keeping this carved-out space for work only, when possible, boosts productivity and limits distractions. If you’re preparing a home office before you sell, box up those photos now so you can take them with you to your next home.

“You have to remember, there’s a reason why employees choose to work from home. It’s a feel-good space for them. Make it as bright and pleasant as possible,” added Krzemien.
