Thinking of buying a new home? Consider this first.

Las Vegas New ConstructionI recently attended the Nevada CRS Builder Breakfast and was able to gather some information that homeowners, or future homeowners in the Las Vegas area will find valuable. This event was presented by six of the area’s premier home builders, all of whom shared information about their respective communities, design trends in the Greater Las Vegas Area, and the value to buyers of being represented by a Realtor during “New Home” transactions.

To set the stage, the six builders who were present at the event represented a mix of both local builders and national companies. Currently these builders have over 50 various neighborhoods currently under construction in the Greater Las Vegas Area…yes, that's five-zero. Their floor plans range in size from about 1800 sqft to 4500 sqft, and prices are running from the “low 200’s” to “the low 900’s depending upon upgrades”. This was a great opportunity to get a cross-market representation of what is being built today, where it is being built, and what are some of the architectural design trends that these builders are creating. The various companies also shared the “most sought after features in today’s homes”, so let me share with you the trends that all the builders noted as “highly requested”, regardless of the price point.

Great Rooms / Open Space Concepts

Las Vegas Real EstateThe idea of larger open living spaces or great rooms is a trend that continues to be popular. These spaces are often the center of the homes gathering or entertaining spaces. Whether this is a kitchen with a breakfast bar that flows in to the television viewing space or “family room”, or a second-floor loft that doubles as a man - cave, and a place to practice gymnastics, open spaces that provide versatility for the homeowner’s specific activities remains a popular component of new homes.

Taking The Inside, Outside

Las Vegas Real EstateOutdoor rooms and spaces have become the rage, and let’s face it, what good is 340+ days of sunshine, if you can’t enjoy your favorite beverage, outside, while staying comfortable? Maybe an outdoor kitchen with a keg master is for you? Or perhaps a cozy sitting area around a free-standing fireplace? Maybe a sun deck (don’t forget your sunscreen) with a couple of oversized umbrellas suits you best. Whatever your desire, today’s floor plans are incorporating our desire to be outside, without forgoing the comforts of inside.

The Sandwich Generation

For those not familiar with this term, it refers to families who find themselves in a situation where children are still at home, or returning from college, but may also have older parents who visit often, or become permanent residents of the household. This is often folks who are in their 40’s and 50’s and instead of downsizing for retirement, are often buying the largest house they have ever owned so they can accommodate all the required bedrooms and bathrooms. This also means there is a trend to expect homes to have a master bedroom downstairs, or at least the option of a bedroom, with a full bathroom attached to it, on the ground floor. 

Energy Efficiency / Safety

While home construction trends do not change quite as quickly as Kate Hudson’s Fabletics trends do, there are continually changes in materials and codes making homes both more energy efficient, and safer for our day to day living. This could include using such products as double pane windows, to super-efficient “tank-less” hot water systems, as well as tougher construction standards to prevent damage in an earthquake (yes, Las Vegas does sit on top of several fault lines). New construction means that the latest code requirements and design trends are typically “built-in” to the home.   

Consult With A REALTOR®

These builders all recognized the value of real estate agents to their business models. Real estate agents help their clients prepare for a showing, coach them on the questions to ask, give good counsel on what upgrades will add long term value, and help their clients prepare for and understand the expectations that will be placed on “them”. The builders also dispelled the myth that buyers without representation will get a better deal. “This is simply not the case”, noted one of the panelists, “and, in most cases, buyers with agent representation actually get the better deals because they are professional negotiators by trade. They know the questions to ask, where the clients can save money, and WE pay the agent's commission for bringing us a well-qualified buyer, so real estate agents are most welcome at all of our communities”.

For The Love Of Pets!

Americans love their pets! Pets are wonderful additions to our homes and families. As we get older, it becomes harder and harder to recall a time when my husband and I did not have a "four legged child" in our home.

Our current pet is a Samoyed named "Stacia" and she recently turned 11. She was a surprise for our daughter after our two previous dogs passed. She is a loving companion to all of us and we are grateful to have her in our lives. 

As she ages we are dealing with all of the things that come with age. She moves a little slower, more trouble navigating stairs and walks to the park get a little shorter, but we have found some great care providers at Sahara Pines Animal Hospital who have helped us navigate her later years and the conditions that comes with.

The first suggestions was to make some simple diet changes,  and change the time of day we were taking our walks. Second, we had her evaluated for arthritis. Turns out that it was her spine and not her hips (which is common with her breed) is where her troubles lie. The doctors at Sahara Pines completed an extensive  series of x-rays and recommended a series of laser therapy treatments. I am happy to report that so far, all is going great! Stacia's energy is up, the walks are improving, and her appetite is right where it should be. So this week's blog is going out as a big "Thank you" to Dr. Ulitchny, Dr. Ziegler and the entire staff at Sahara Pines for the great care you deliver everyday. Also, an additional note of thanks and warm wishes to our friend and breeder, Ken Granacki at Snowater Samoyeds for helping make Stacia a part of our family!

Las Vegas Home Prices Up In January

For the first week of a new month, I look back at the Clark County statistics for the “year-over-year” monthly changes. This means I will be sharing the GLVAR sales data and statistics for January 2017, and comparing that against the results from January 2016.

Please note that the Las Vegas market has many market segments within itself. To help clarify the impact a bit, I am sharing market information on a larger segment, and then paring that down with a couple of distinguishing characteristics.

The first will be for “ALL single-family homes” (no condos or townhouses) in Clark County, and this will be regardless of size or community. The second segment will also be for single-family homes, but they must have more than 2,500 square feet of living space, and have a minimum of 3-bedrooms.

And with that quick intro, here are the numbers-
