Being a resident who loves Las Vegas and all that it has to offer in the way of entertainment and educational experiences for my daughter, I love this time of year (post holidays and pre-superbowl) because it allows us time to spend exploring parts of the city or events that may fly under the radar at other times of the year.

Looking for some ideas to step back and enjoy time with your family? Here are just a few of my favorites and some ideas of what is ahead in the next few weeks. For more information on these events, please visit the organizations website directly.

The Springs Preserve- with a constantly updating calendar with exhibits and educational programs-is a perpetual favorite. Consider taking a guided tour through the Botanical Gardens, or enjoy a family movie night. Pokémon, the Movie is playing on February 11th.

The Discovery Kids Museum has a new traveling exhibit called “Rescue” opening on January 28th. Kids of all ages can learn about the situations our first responders encounter, and the technologies that they utilize to address the situation.  

The Las Vegas-Clark County Library system is much more than a great place to check out books and movies. They offer classes, story-time readings, live productions and much more. In January there are many events surrounding the history of “The Mob”, but if you have a budding artist or fan of the app “Musically” as I do, you might want to check out the Tech Art Studio!

Broadway In The H.O.O.D. (Helping Others Open Doors) continues its second season of performances at The Smith Center. See “Ain’t Misbehavin” on February 3-5th or “Writers Block” on March 24th-26th.

Photo & Go (Formerly the Polaroid Store) What to do with all those "holiday selfies" the kids took? Let’s agree that identifying a lost phone simply requires you look in the photo gallery. He or she with the most photos in it wins….right? What about getting an actual print of some the classics? Photo&Go has your solution.

The point is, get out there and explore! Vegas has so much to offer, and much of it is free, or certainly, affordable.

Las Vegas: Amazing market, but are the good times rolling?

Las Vegas is my home, and I love it! My family and I have lived here for over 15 years, and I have had the pleasure of being in the real estate business for all of that time. Yes, both the highs and lows so I am always encouraged when there is a good trend to share, but also cautious to make sure of its relevancy to our clients.

In reviewing the closed sales over the last 5 years, I am pleased to say “Yes”, there is a positive growth trend in the valley, based on the “Median Sold Price”. In January of 2012, this number was about $123,000 for all MLS transactions (Single Family, Condos, REO’s). Fast forward to December of 2016, and that number is now $230,000 or roughly an 87% increase over the time period. Great news! Right….? Well yes, this is good news for the Vegas valley homeowner.

“Ok Heidi, what if my home is not at this price point?” you ask yourself.  Well, and again in general, there is also good news for homes with values over $279,000 and 2500+ square feet. In this same 5 year period, the “Median Sold Price” has increased from about $370,000 to right about $400,000. Again, good solid numbers at a 7% increase but not as dramatic a rise, and much more in line with the general state of the economy. This is however still below the peaks in 2006, which is why about 12% of the listings in the Las Vegas MLS remain “under water”.

My general point is this. Prices in Vegas are on the move up, but at a pace much more consistent with a “normal market” and not the hyper-growth we saw in the early 2000’s. New home construction is also on the rise, which is good for the jobs market, and of course, innovation in construction standards such as “Green Housing” improvements.
