Benefits of a Buyer's Agent

When you are buying a house, there is so much more to it than picking a house and signing your closing paperwork. Finding the right property alone can take months or even years and once you find the right property, there are countless tasks that need to be done to investigate the property to make sure it is the right property for you to purchase and take care of all of the items that need to be completed between contract and closing. Here are some of the items I will help with when you are ready to buy a home.

  • Making sure you purchase a home that fits into your overall budget.
  • Sharing information with you on any buyer incentives available.
  • Explain the importance of being preapproved for a mortgage.
  • Create a list with you that prioritizes your needs and wants in your home.
  • Find properties for you to look at that meet your needs.
  • Set you up to receive emails with available properties that meet your criteria.
  • Review appealing home with you to determine which homes meet your needs.
  • Provide access to all properties listed in MLS if you want to see them.
  • Network with area agents for possible properties that aren’t listed in MLS.
  • Preview properties you are interested in prior to showing them to you to ensure they meet your needs.
  • Narrow your home options down to the ones that best meet your needs.
  • Analyze the pros and cons of each property with you.
  • Explain all material defects known for each property.
  • Provide you knowledge about the potential resale value of any properties you are interested in.
  • Explain the difference between a buyer’s market and seller’s market and how you should handle the current market.
  • Provide a comparative market analysis on homes you are interested in so you know the value of them.
  • Provide information on recent comparable sales.
  • Provide market statistics for the area.
  • Explain all parts of the contract and other required forms to purchase the home.
  • Explain common contract contingencies so that you can understand how to use them to your benefit.
  • Obtain seller disclosures for properties you are interested in.
  • Review seller disclosures with you.
  • Complete the offer to purchase and all other necessary forms on your behalf.
  • Help you determine the amount you should offer for a home and the amount you are willing to pay for a home.
  • Develop a negotiation strategy to ensure we negotiate in a way that is beneficial to you and you are comfortable with.
  • Negotiate on your behalf with the listing agent of the property.
  • Recommend inspectors, lenders and other professionals needed during the contract and closing phase of the home.
  • Advocate on your behalf during the contract and closing phase.
  • Schedule inspections and other necessary appointments on your behalf.
  • Inform you of contract deadlines and make sure you meet them.
  • Facilitate communication between lender, closing agent, listing agent and anyone else that will be a part of getting your home closed.
  • Attend the walk-through of the home prior to closing with you.
  • Keep you up to date on future sold properties so that you know the value of your home.
  • Recommend professionals you need to maintain your home after the purchase.
